the long weekend is off to a great start with three crews on site to push us a little father toward completion.
The garage drywall means not only is electrical work done but we can get the custom garage doors we ordered a while back installed. Key with these is to get the drywall on before attempting any install of the garage motor and tracks. Piecing drywall onto the ceiling around all that stuff is really hard.
the tile crew was back to finish some last work and fill in a few areas where we ran out of tile. All the kitchen backsplash projects are done and most of the powder rooms. Some grout remains and then we can call the tile work complete. So far the wall tile project has been a success and I like all the selections particularly the creative dining room feature walls Fun but expensive is how I’d describe those.
Luckily I was able to locate a riser piece for the garage manhole from a local salvage yard. The pieces can be very expensive to purchase new. Lafarge wanted over $300 for the concrete donut I located used at the salvage place east of the ring road. Score another win for kijiji and the crazy collectors who not only horde odd materials but are willing to sell them to you for a good price.

For our first townhouse we now have the flooring installed. This is looking really nice and we can now get deep into the final touches of the building such as baseboards and appliances. Next up is the electrician to put in the lights and Switches and the plumber to do his faucets and drains.
After figuring out the hex material which was fairly straightforward, we have had some trouble with the trapezoids. I just couldn't figure out the pattern. Must not be a visual learner. Anyway we got it worked out on the ground after some expirementation.

Due to the high volume of inquiries I can no longer manage the process in such a way that is fair to anyone looking for an apartment. For now the signage and listing will be taken down.
814 views in a five day period has led to a lot of calls. Too many to answer so there is no alternative except to cease advertising until the building is safely complete and approved by the city.
At the rowhouse we are still wondering about what size vehicle will fit in the garage. After some deliberation a large test vehicle was located to check for fittment.
Toyota pickup - no problem. Larger trucks not a chance.

I finally had enough construction progress and safe stairs made to the apartment units so I could begin showings of the suites. A tremendous amount of web traffic resulted after the rentfaster ad went live. I’m sending out application packages to those who have expressed an interest.

the tile setters are making some progress on the bathroom walls. Looks good so far.
With the red seal product applied to the tub walls we are definitely ready to tile. I have selected some very nice tile and it will be installed soon. Hopefully some tiled wall photos will be posted soon.

the rowhouse detached garage is progressing nicely. We had a lot of additional fire proofing work to tackle and that has been a challenge. With that mostly done we can start the exterior.
My go to stone fabrication company is hgb stone, but I prefer to call them the three bothers, based on the three brothers who owns the company. They do a nice job with quartz and give me good pricing too. once the countertops are all complete we can do the tile.
We have now reached the cabinet installation phase of the rowhouse project. Once installed we are well on our way to getting into the remaining cosmetic finishes.
Unit 1 has the spray work done and this means were are ready for cabinets. With the final finishing material now needed I must ensure smooth deliveries of all the products so we don’t lose momentum.
the finishing crew has started and this means the doors and casing is installed in the first unit. PaInt prep and spraying is also underway. Next up is cabinet installation in the first unit. Lots of great progress at the Live33st project inside and out.
For now we have removed the advertising from the rent faster site so that I can focus on getting the building completed and the first occupants to move in. Two of the three townhouses are reserved and just the end unit 2001 33 st remains available.
The interior finishing is underway at the end of this week, with cabinets and paint work to follow. Garage building and sidewalks and stairs are also progressing.

The rowhouse exterior is nearing completion. The metal cladding crew has finished its install and will be moving to another project. The stucco guys are on site prepping and priming and will be done this week.
Stucco is now primed. The acrylic coat is up next.

The crew is starting drywall taping now. Once the ceiling texture is done and walls sanded, we can prime the walls and start interior finishing.
